Clearing blocked drains across Dublin since 1968 — day or night.
Our camera checks the pipe from inside, then a transmitter travels down the line to track its route and depth from the surface. You get the drains located and mapped on a site plan.

Pipe tracing tells you where the drains run before anyone digs, builds or repairs. Find your situation below and see what a trace and site plan give you.
Your architect needs to know where the drains run before the plans are final. We trace the route and put it on a site plan they can work from.
Old drains often cross a site with no record. Pipe locating before excavation keeps your programme on track and your ground workers clear of live pipes.
Need to reach one pipe for a drain repair or new connection? Drain locating pinpoints it first, so you dig once and leave other services untouched.
Older buildings and commercial sites often have no drainage record. A drain mapping survey gives you an up-to-date site plan to keep for every future job.
Not sure whose pipe it is? We trace where a shared drain runs and which properties feed into it, so neighbours and solicitors work from facts.
The camera finds the fault inside the pipe. A transmitter (called a sonde) then shows where it sits below ground and how far down, so the repair starts in the right spot.
First, we put a camera down to record the pipe from inside. Then sonde tracing follows the line from the surface, fixing its route and depth.
Knowing where a pipe runs means little if it is cracked. The camera checks its condition and finds every branch, using the kit from our CCTV drain survey.
Drain tracing works because a sonde inside the pipe sends a signal up through the ground. Our receiver follows it along the surface to fix the route and depth.
The tracing itself is half the job. Here is what we hand over when the survey is finished.
We mark the pipe route on the ground as we trace it. Anyone digging can see the line for themselves, so the excavator stays clear of it.
Depth decides how a job gets dug. We take readings at manholes, junctions and wherever your plans need them, so foundations and trenches are designed around the pipe.
Every run, manhole and junction goes onto a site plan, either a new one or one you already have. Share it with your architect, engineer or planner.
The camera stage comes with a written report: each fault photographed, where it sits along the pipe and how serious it is, compiled by a certified technician.

We had an extremely positive experience with Davis Drain Services. Within minutes of calling them out of hours, they arrived to our house to clear a blocked septic tank. It was pumped out promptly before returning the following morning to rectify the issue. At all times they made us feel at ease and explained everything to us clearly. While on site they also provided helpful advice on how to rectify heating issues we were having. We would have no hesitation recommending them for both drainage and plumbing works. Thanks to Alec and team.Posted on Google![]()

Just had Alec out to look at an issue with my boiler. We were without heat and he arrived so quickly after being contacted. He was able to pinpoint the issue straight away and had it fixed in minutes. I also asked advice on an issue with my drains that I have been encountering for a few years and he was able to give me advice on how fix it. Thank you Alec, I am very grateful for all you help.Posted on Google![]()

Drain mapping cost in Ireland runs from about €150 to €450 for a home. Commercial sites are priced after we see them.
Share the property, what needs tracing and if you want a site plan. Nothing starts until you agree the price.
Based on published Irish market rates. We confirm your actual price once we know the job.
Straight answers to what homeowners, builders and property managers ask us before they book.
We send a small transmitter, called a sonde, through the pipe from a manhole or access point. A receiver above ground picks up its signal, so we can follow the route and read how far down the pipe sits without digging.
Most older homes have no drainage map on record, so the reliable way to get one is a drain mapping survey. We trace every run from the surface and plot it on a new site plan or one you already have.
Yes. We map every traced run, manhole and junction onto a site plan, either a new one or your existing layout. You can share it with your architect, engineer, planner or future contractors.
Drain mapping for a typical home in Ireland costs about €150 to €450, based on published market rates. The price rises with property size, the number of pipe runs and whether you need a site plan. Commercial sites are priced after a look.
Yes, if there is any chance a drain runs under or near the footprint. Uisce Éireann must be contacted before building near its sewers, and it only considers building over one for extensions on smaller sewers. Tracing shows your architect what is there first.
Yes. Tracing is done from the surface, so nothing is dug up. A transmitter travels inside the pipe and a receiver above ground follows it, so any digging later happens only where it is needed.
Yes. Plastic pipes cannot carry a signal themselves, which is why we use a sonde. The transmitter travels inside the pipe and sends its own signal to the receiver above.
Pipe tracing shows where a pipe runs and how far down it sits. A CCTV drain survey shows what condition it is in. We use both on tracing jobs, so you get the route and the state of the pipe together.
Tell us the property, what you need traced, and whether you need drainage drawings. We come back with a price.
