If sinks, showers and toilets all drain slowly at once, the problem sits at the tank end of the system rather than in any one pipe.
When the tank is full, gas escapes through the vent and access cover instead of clearing through the system.
Standing water above the percolation area means the ground cannot absorb any more, and the tank is backing up.
Extra nutrients leaking from an overloaded system feed the grass sitting above it.
Air pushing back up the pipes because the tank has nowhere to release it. Usually the last warning before a backup.
Five things happen on every visit. The one at the end matters most when a local authority inspection lands.
We find the access point, clear any soil or grass that has grown over the cover between visits, and open it safely. If the cover is cracked, seized or otherwise worn, we flag it before we start so nothing is a surprise at the end.
The tanker pulls out everything sitting in the tank: the sludge at the bottom, the scum on top, and the liquid between the two. We take it right down so the inside of the tank is fully visible for the next step.
With the tank empty, we take a look at the inlet baffle, the outlet baffle and the pipe connections for cracks, movement or blockage. Small structural faults are much cheaper to sort while everything is already open.
The waste goes to a permitted wastewater treatment facility, not to a field, a ditch or a nearby drain. Under Irish law, septic tank waste can only be moved by a permitted contractor and disposed of at an approved site, and that is the route we use.
We leave you with a written record of the emptying: the date, the property, and the tank that was pumped. Keep it with your septic tank registration and any other maintenance records. It is the kind of paperwork a local authority inspector will look for.
The price depends on the tank size, the access on the day and where the property sits. We quote every job before it is booked.
Once we confirm the tank size and how the site is set up, you get the figure. Nothing is booked until you say yes.
This is an estimate. We quote the actual price after confirming the job.

We had an extremely positive experience with Davis Drain Services. Within minutes of calling them out of hours, they arrived to our house to clear a blocked septic tank. It was pumped out promptly before returning the following morning to rectify the issue. At all times they made us feel at ease and explained everything to us clearly. While on site they also provided helpful advice on how to rectify heating issues we were having. We would have no hesitation recommending them for both drainage and plumbing works. Thanks to Alec and team.Posted on Google![]()

Just had Alec out to look at an issue with my boiler. We were without heat and he arrived so quickly after being contacted. He was able to pinpoint the issue straight away and had it fixed in minutes. I also asked advice on an issue with my drains that I have been encountering for a few years and he was able to give me advice on how fix it. Thank you Alec, I am very grateful for all you help.Posted on Google![]()

Great service, fast call out lovely team
Local authority inspectors checked 1,466 septic systems in Ireland in 2025 under the EPA’s National Inspection Plan. 59% failed. Here is what that means for your property and what you can actually do about it.
Maximum fine for not registering
Your system has to be registered
Registration costs €50 through protectourwater.ie and is a legal requirement under the Water Services Act.
Inspection failure rate in 2025
Most inspected systems fail, yours does not have to
Maximum septic tank grant
A grant can cover most of a repair
Grants of up to €12,000 cover 85% of the cost to repair, upgrade or replace a failing system.
The things homeowners ask before booking a pump-out.
Most septic tanks need emptying every one to three years. A family of five fills a standard tank noticeably faster than a couple, and the EPA advises emptying when the sludge layer takes up more than a third of the tank volume. During a pump-out we can tell you where yours is sitting, so the next visit gets timed around your actual use.
A local authority inspector visits under the EPA’s National Inspection Plan and checks that the system is registered, properly maintained and not polluting groundwater. They look at the condition of the tank, the percolation area, and any maintenance records you have. Of the 1,466 systems inspected by local authorities in 2025, 863 (59%) failed, mostly on inadequate desludging and structural defects like leaks or ponding.
It helps, but it is not always needed. What we need is access to the tank cover and enough clear space for the tanker. If you cannot be there on the day, leave the access clear and tell us where the cover is. We leave the record of the emptying somewhere safe or send it on afterwards.
A government grant of up to €12,000 (85% of the eligible cost) is available to repair, upgrade or replace a failing septic tank system. You may qualify if your system has failed an EPA inspection under the National Inspection Plan, or if the property sits in a High Status Objective Catchment Area or a Prioritised Area for Action under the River Basin Management Plan. The grant does not cover routine emptying or maintenance.
No. Under Irish law, septic tank waste has to be collected by a permitted waste contractor and taken to a facility approved to accept it. It cannot legally be spread on land or dumped in a ditch. The disposal route is one of the things local authority inspectors can check, so having the pump-out done properly protects the property as well as the environment.
A domestic septic tank pump-out normally takes 30 to 60 minutes on site. The time depends on the tank size and how easy the access is on the day. We take a look at the baffles and inlet while the tank is empty, which adds a few minutes but often saves a bigger job later.
After a failed inspection, the local authority issues an advisory notice listing what needs to be fixed and by when. If the system needs upgrading or replacing rather than a simple fix, you may qualify for the €12,000 grant. Davis Drain Services can assess what is needed, quote the work, and time a pump-out to bring the maintenance side of the record up to date.
