Clearing blocked drains across Dublin since 1968 — day or night.
The engineer checks the house. We check the drains. A pre-purchase drain survey gives you a full report with footage and findings for your solicitor before contracts are signed.

A standard pre-purchase survey checks the structure of the house. It does not put a camera down the drains.
No sign from the surface. A hairline crack in a clay pipe widens over time and eventually needs digging up.
You get the exact location and can price the repair before contracts.
Roots from mature trees push into clay pipe joints underground. Clearing them buys time, but the problem comes back.
We show you exactly what the roots have done so you can decide before signing.
When a section of pipe sinks or collapses, waste collects at the low point and blocks repeatedly. Clearing it only buys time.
The footage goes to your solicitor. You decide whether to negotiate or walk away.
The drain still flows, but fat, silt or debris is narrowing the pipe from the inside. What works today will block eventually.
The camera shows where and how much, so you know what you are inheriting.
A pre-purchase drain survey sits between sale agreed and signing contracts. We schedule most surveys shortly after booking, so the report reaches your solicitor before they need it.
Price agreed. Your solicitor starts the legal work.
Structure checked. Drains checked visually at best.
We survey the system and send the report to your solicitor within 48 hours.
Sound drains, proceed. Defect found, renegotiate or walk away.
You sign knowing exactly what is underground.
Tell us the property address. We confirm what is involved and give you the figure. Nothing is booked until you agree.
This is an estimate. We quote the actual price after confirming the property.

Having been using ALEC and MN Davis for drains and plumbing/heating for almost 6 years now. Have received great advice and quick response times to all types of Plumbing heating and drains services over this period. Response times have been phenominal to genuine emergencys. Alec provides a support service to our maintenance company, which we couldn't survive without. We rely heavily on his technical fault finding ability and many years of experience to get the best results for our customers and value for money. There is a significant shortage of plumbers in this industry and MN Davis provide for all our plumbing heating and drainage needs. Thanks AlecPosted on Google![]()

We had an extremely positive experience with Davis Drain Services. Within minutes of calling them out of hours, they arrived to our house to clear a blocked septic tank. It was pumped out promptly before returning the following morning to rectify the issue. At all times they made us feel at ease and explained everything to us clearly. While on site they also provided helpful advice on how to rectify heating issues we were having. We would have no hesitation recommending them for both drainage and plumbing works. Thanks to Alec and team.Posted on Google![]()

Just had Alec out to look at an issue with my boiler. We were without heat and he arrived so quickly after being contacted. He was able to pinpoint the issue straight away and had it fixed in minutes. I also asked advice on an issue with my drains that I have been encountering for a few years and he was able to give me advice on how fix it. Thank you Alec, I am very grateful for all you help.Posted on Google![]()

Great service, fast call out lovely team
Once you sign contracts, every drain inside the property boundary becomes your responsibility. A pre-purchase drain survey shows you the condition of each one before you take them on.
Private drains inside the boundary
After purchase, every pipe between the house and the boundary is yours. A defect found later is your repair bill.
You see the condition of every accessible drain before the property becomes yours.
Shared drains on terraces and semis
Many Dublin estates share drain runs between houses. A blockage downstream affects every property on the line.
We identify which drains are shared so your solicitor can raise it before contracts.
Public sewer beyond the boundary
The public sewer beyond your boundary falls under Uisce Éireann. Any fault past that point is their cost to fix.
The survey shows where your responsibility ends and Uisce Éireann’s begins.
The things buyers ask before booking a survey.
No. The engineer’s report is a visual inspection of the building. The engineer may lift a manhole cover and check for obvious signs of a problem, but the drains are not scoped with a camera. A pre-purchase drain survey is a separate inspection. It sends a camera through every accessible drain run and produces a report with footage, findings and recommendations for your solicitor. If the engineer spots any cause for concern, they will usually recommend you book one.
As soon as the sale is agreed. The survey sits between sale agreed and signing contracts, alongside the engineer’s report. Your solicitor uses the findings to raise any drainage issues with the seller while you still have the option to renegotiate the price or walk away from the sale entirely.
You have three options before contracts are signed. Ask the seller to repair the defect before closing. Negotiate a reduction in the purchase price to cover the cost of the repair. Or walk away from the sale entirely. The survey report gives your solicitor the footage and findings to support whichever route you take.
Usually the buyer. It is part of your due diligence before signing contracts, alongside the engineer’s report. Occasionally a seller will arrange a survey before going to market to speed up the process, but in Ireland the cost almost always falls on the buyer.
Not usually, but it depends on the property. If the bank’s valuer or your engineer flags a drainage concern, the lender may require a drain survey before they release the mortgage funds. Buyers who book the survey early in the process avoid a last-minute delay if this happens.
Check registration first. Every domestic septic tank in Ireland must be registered on protectourwater.ie, and the seller must provide a Certificate of Registration when the sale completes. Ask when the tank was last desludged and whether any inspections have been carried out. We survey the drainage pipework running to and from the tank. For emptying, desludging and tank maintenance, see our tanker services page.
Tell us the property address and where you are in the buying process. Price back to you the same day.
